Find a home

Apply
Every adult who will live in the home applies. We look at credit, rental history, income, and prior landlord references — and we apply the same standards to everyone.

Step three
Sign and move in
Once approved, we go through the lease with you, collect the deposit, walk the property together, and document its condition before you get the keys.

Live there
Rent is due on the date in your lease. If something breaks, report it to us — that is what we are for, and reporting early keeps small problems small.
Something broken? Tell us today, not next month.
Report it as soon as you notice it. A dripping valve is a twenty-minute repair; the same valve ignored for a season is a floor. Reporting early is genuinely in your interest, and it is never held against you.
Emergencies — no heat in winter, no water, a burst pipe, sparking or smoking electrical, or a gas smell — are handled outside office hours. If you smell gas or see fire, call 911 first, then call us.

How do I report a maintenance problem?
Call (248) 483-9233 or text (313) 587-1423 and describe the issue. Report it as soon as you notice it — a slow leak is a repair; an ignored one is a renovation.
What counts as an emergency?
Anything that threatens safety or is actively causing damage: no heat in winter, no water, a burst pipe, sparking or smoking electrical, or a gas smell. For gas or fire, call 911 first, then call us.
How do I pay rent?
Payment methods and due dates are set out in your lease. If you are unsure, call the office and we will confirm.
I am going to be late. What should I do?
Call before the due date, not after. Late is a problem. Late with no warning is a bigger one, and it is the version that ends up in a notice.
Can I have a pet?
It depends on the property and the owner. Ask before you bring one home — an unapproved pet is a lease violation.
How do I get my deposit back?
Give proper notice, leave the property in the condition shown on your move-in report allowing for normal wear, and return the keys. The move-in photos are what we compare against, which is exactly why we take them.
