Do you use your own lease?

We use a Michigan-compliant lease and add property-specific terms. If you have counsel with preferred language, we will work from it.

How are security deposits handled?

Per Michigan law, including the required inventory checklist, notice of where the deposit is held, and the statutory timeline for returning or itemising it.

When do you start renewal talks?

Well before expiry — early enough to re-market properly if the tenant is leaving, and early enough to keep a good one.
