How long have you been in the property management business?
Homerun-Homes Property Management has been managing rental property in Metro Detroit since November 2008 — 18 years. Louis Williams, the owner, has worked in Michigan real estate for 30+ years in total, buying and selling before he began managing.
How much does property management cost?
Pricing is tailored to the property and the scope you need, as a flat fee or a percentage of collected rent. Call (248) 483-9233 for a quote on your specific property.
What areas do you cover?
Detroit, the Downriver communities, and Metro Detroit generally — Wayne, Oakland, Macomb, Monroe, and Washtenaw counties. If you are not sure whether your property is in range, call and ask.
How do I get started?
Call for a free property evaluation. We walk the property, look at comparable rents, and give you a number and a plan. There is no charge and no obligation.
Do you manage single-family homes or apartment buildings?
Both — single-family rentals, duplexes, flats, and small multifamily buildings, along with commercial property.
Can you take over a property that already has tenants?
Yes. We review the existing lease, introduce ourselves to the tenants, document the current condition, and take it from there.
Who do tenants call when something breaks?
Us. Maintenance reporting runs through our office, which means the request is documented from the first minute and you are not the one being called at night.
How do you screen tenants?
Credit history, criminal and eviction records, income and employment verification, and prior landlord references — applied consistently to every applicant and in line with fair housing requirements.
Do you handle evictions?
When it comes to that, we follow Michigan notice requirements, keep the documentation in order, and keep you informed at every step. The better answer is screening that avoids it.
Can you sell my property instead of managing it?
Yes. Louis has been selling residential and commercial property in Metro Detroit for over 30 years. If the numbers say sell, we will tell you that before we pitch you management.
Do you work with out-of-state owners?
Regularly. Being the local presence — walking the property, meeting contractors, showing it on a Saturday — is the whole point of hiring a manager from a distance.
What are your office hours?
Monday – Sunday, 9:00am – 5:00pm. Maintenance emergencies are handled outside those hours.
