A written scope of what the property needs to lease well and what it will cost. Some of it matters and some of it does not — we tell you which is which before anybody spends anything.

Market and screen
Photos, listing, and showings. Then the part that matters most: credit, criminal and eviction history, income verification, and a real conversation with the last landlord.

Lease and move-in
A Michigan-compliant lease, deposits handled by the book, and a photographed condition report signed by the tenant before a key changes hands.

Ongoing management
Rent collected, repairs coordinated, inspections run, statements sent, renewals negotiated. You get a monthly statement and a phone number that a person answers.
The free evaluation is a real evaluation.
We walk the property, note condition and deferred maintenance, and pull what genuinely comparable units nearby have leased for recently. You get a rent number with the comparables behind it, a short list of what would move that number, and a plain answer on whether the work is worth doing.
Sometimes the honest conclusion is that you should sell rather than rent, or that you are already managing it fine on your own. We will say so. A management agreement signed by someone who did not need one does not last, and it is not the kind of business we want.

Screening is where we are slowest on purpose.
Marketing a vacancy is straightforward: photograph it properly, price it correctly, and show it when people are actually free. Choosing between the applicants is the part that determines the next two years, so it is the part we refuse to rush.
Credit, criminal and eviction records, income and employment verification, and a real conversation with the previous landlord. Same criteria for everyone, documented, and in line with fair housing requirements. An empty month costs one month of rent. The wrong tenant can cost a year of it plus the repairs.

Then it is just the work, every month.
Rent collected and enforced on the lease terms. Maintenance calls triaged and dispatched to licensed trades. Periodic inspections with photographs. A monthly statement with the invoices attached. Renewal conversations started early enough to avoid a vacancy nobody planned for.
None of it is dramatic. That is the point — drama in property management is almost always the sound of something that should have been handled three steps earlier.
